Discover the straightforward conditions for earning our thank-you bonus.
No fee for the outgoing tenant when we find the successor, in exchange for two weeks of exclusivity. As a gesture of gratitude for clients whose dossier results in an effective takeover, we offer a thank-you bonus granted under clear and transparent conditions.
Who is eligible?
- The outgoing leaseholder (natural person) for a property located in the Canton of Geneva
- Dossier submitted via leasetakeover.ch and managed by Home Location SA
Eligibility conditions
The bonus is awarded if all of the following are met.
- With exclusivity granted to Home Location for the lease transfer
- The bonus request must be submitted by the current tenant before scheduling the first visit, in order to sign the exclusivity agreement and confirm the approved amount once the new tenant has been secured
- Complete dossier submitted (form, standard documents, possible high-quality photos)
- Written acceptance of the successor by the property management or landlord
- Signature of the new tenant and effective move-in (key handover)
- No other agency mandated in parallel and no competing listings during the exclusivity period
- Accurate and truthful information provided to Home Location
Bonus amount
The bonuses depend on the property to be transferred. The bonus amount is subject to validation between the current tenant and Home Location.
One bonus per lease, non-cumulative and non-transferable.
Home Location may adjust the scale for special cases, such as a studio, a furnished lease or very short timing, with written confirmation.
Payment terms
- Bank transfer to a Swiss IBAN held by the outgoing leaseholder, or an equivalent gift voucher if preferred
- Payment within 10 business days after the new tenant takes possession
- Documents that may be requested: a copy of the acceptance decision by the property management, the move-in or inventory report, and your banking details
Exclusion or cancellation cases
The bonus is not granted if:
- The successor is refused by the property management or landlord, the dossier is withdrawn by the outgoing tenant, or the move-in does not occur
- The property is sublet, under commercial lease, or subject to a dispute
- False information was provided, or another intermediary was mandated during exclusivity
- Rent arrears or damages make the takeover impossible
Transparency, data and compliance
- The bonus is a commercial thank-you gesture, with no guarantee of takeover and subject to acceptance by the property management or landlord
- Data processing complies with the Swiss Federal Act on Data Protection and with the GDPR. Purpose: dossier evaluation, communication with the parties, and proof of eligibility for the bonus

Frequently asked questions
Is the bonus compatible with your free service?
Yes. No fee for the outgoing tenant when we find the successor, in exchange for two weeks of exclusivity. The bonus is an additional thank-you if the takeover is successful.
When is it paid?
Within 10 business days following the new tenant's move-in, after we have received the supporting documents.
Can I publish my own listing at the same time?
No, not during the exclusivity period. That would void eligibility for the bonus and reduce the efficiency of the process.
What if the property management rejects the application?
The bonus is not due. We help you present another candidate.
Can the amount be different?
Yes, marginally, by written agreement, for special cases.
